What you need to know to become a short-term rental in New Orleans

Residents wanting to become a short-term rental need to apply for the NSTR Lottery. Here is how to apply.

NEW ORLEANS — New Orleans residents who want to turn their property into a short-term rental have a chance to enter the Non-Commercial Short-Term Rental Lottery.

The next NSTR Lottery will take place on October 7, 2024. The application period will be open from September 9 - 15.

Office hours will be held September 9 -13 from 9 am-4 pm at 1340 Poydras St on the 8th floor.

The required NSTR training will be taking place online via Microsoft TEAMS on September 4, 5, and 6 at 11 am. Please register for a training session through the links below.

If you are applying for an NSTR License during the next application period (September 9-15), you MUST attend one of these trainings.

If you have a valid NSTR License that expires on June 30, 2025, you DO NOT have to attend a training nor do you need to reapply for an NSTR License.

If you are a NEW Owner or Operator Applicant, you MUST attend a training.

Please complete the following before the application period.

  • Check your items in the One Stop App & contact the respective divisions to close any open violations or open permits. If you have an open permit, please email the Chief Building Official, Jay Dufour at Jay.Dufour@Nola.Gov to request approval to proceed with the lottery process with an open permit.
  • Ensure your property is properly zoned with the correct address. i.e. If you have a single-family home, please be sure you have one address.  If you have a duplex, please be sure you have two addresses, and so on.
  • If there are multiple owners for the property, please ensure each owner signs an attestation document (see attached).
  • If your property is registered under an LLC, please update the property to the owner's name with the Orleans Parish Assessor's Office.
  • If you are applying for an Operator's License, please obtain a local picture ID listing the property address.
  • Check the NSTR License Map to check to see if your square is open. (1 NSTR License & 2 Special Exception NSTR Licenses allowed per square.)  
  • If you own 4 or more rental properties, please ensure you have completed your Healthy Homes registration for EACH property. For more information please visit here.
  • Review the attached NSTR Checklist to ensure you meet all the criteria for the NSTR License.
